*Job Title*: District Property Manager – Southwest Michigan
*Location*: Portage, Grand Rapids, or Battle Creek Office _(2 positions open, office location dependent upon regional assignment) _
*Job Summary*: Directly manage a selected portfolio of office, retail, and mixed-use developments located in the Southwest Michigan Area.
Effectively communicate with tenants, staff, and vendors.
Responsible for tenant relations, lease administration, financial review, and property appearance for a portfolio of commercial properties.
*Duties and Responsibilities:* * Create and maintain ongoing superior relationships with all staff, tenants, contractors, and vendors.
* Manage a variety of building operations and tenant relations matters.
* Complete weekly property inspections (interior and exterior) and place service requests as needed for maintenance issues.
* Manage projects, including some capital repair projects for the portfolio.
* Negotiate and manage service contracts (bidding, renewals, and expiration tracking).
* Monitor the performance of 3rd party vendors (not on service contracts).
* Approve invoices and ensure that they submitted timely for payment.
* Manage Common Area Maintenance (CAM) billing in coordination with accounting staff.
* Accurately produce periodic reports; convey all operational and financial data in a timely manner.
* Administer property management policies and procedures.
* Coordinate and attend tenant appreciation activities and events.
* Manage and administer access control systems for multiple buildings.
* Assist leasing agents as requested with lease preparation or tenant communications; review leases and prepare cover pages.
* Correspond with tenants on concerns, including rent increases and delinquencies; Maintain tenant contact information.
* Comply with all governmental laws and regulations (local, state, and federal), Company policies and procedures.

*Experience and Requirements:* * A great attitude, focused on creating an excellent tenant and staff experience.
* Bachelor’s degree preferred.
* Certified Property Manager (CPM®) or CPM candidate preferred.
* Minimum 2 years’ experience in commercial property management.
* Excellent PC skills including Microsoft Office Suite required; experience with Timberline and TimberScan software preferred.
* Excellent communication skills, oral and written; proven record of providing excellent internal and external communications.
* Experience in lease administration and tenant relations required.
* Understanding of BOMA square foot calculation methodology and the BOMA chart of accounts.
* Experience with the physical attributes of a property and ability to provide specific recommendations for the maintenance and care of the physical property.
* High level of organization and attention to detail with excellent time management skills and ability to prioritize.
* Strong work ethic, reliable and self-motivated, with an ability to work independently and as part of a team.
* Knowledge of (or ability to learn) applicable local, state, and federal laws and regulations related to property management.
* Ability to provide email/data capable phone, valid Driver’s License, and reliable transportation to travel to properties, with the ability to operate the vehicle.
