SUMMARY:
The Preconstruction Planning Specialist works closely with internal teammates, design team, and owner to provide preconstruction planning support on multiple projects including scope writing, developing project schedules, bid solicitations, pre- construction meeting walkthroughs, and post-bid interviews.
The Planning Specialist reports to the Principal.
He/she works closely and interacts with the preconstruction department.
This is a full-time FLSA exempt position.
It requires 40 work hours per week and the ability to work more if required.
ESSENTIAL DUTIES & RESPONSIBILITIES:
Pre-Construction (90%)
Assists Marketing & Execution Teams in RFP Review & Proposal Development
Attends pre-construction meetings and site walkthroughs, providing input on planning, safety, and constructability
Ensures through review of engineering and design documents, plans, and project schedules
Assist in budget review and development based on logistics, phasing, and constructability
Accountable for the development of:
Construction schedules
Work scopes
Bid Strategies
Bidders lists, project manuals and other project documentation
Assists in developing value-add and value engineering ideas
Accountable for answering of bidder requests for information (BRFI’s) and issuing of clarifications
Ensures thorough review and issuance of addenda or other pre-bid communications from the design team
Attends and at times leads pre-bid walkthroughs and post-bid interviews
Reviews and analyzes bids for completeness and accuracy
Leads bidder engagement initiatives and conducts phone calls for bidder interest
Manages bid analysis including bidder alternates, action items, etc.
during the buyout and award process
Participates in bid-opening meetings
Attends project kick off and transition meetings
Departmental Initiatives & Training (10%)
Performs SWOT analysis and collects lessons learned upon conclusion of projects to include in future pre-construction planning
Assists with process improvement initiatives

MINIMUM REQUIRMENTS:
4 Year College Degree in Construction Management, Project Management or Engineering (or equivalent field experience)
5+ years field experience
Knowledge in Microsoft Office Suite of products: Outlook, word, excel, project, power point
(Desired knowledge includes: Bluebeam, Timberscan, Procore)
Certification - Minimum OSHA 30.
